Real estate stocks simultaneously fell to the floor before the wave of “call margin” of many business leaders

Real estate stocks all fell to the floor

Typically, NVL was “on the floor” at the beginning of the session with nearly 10 million shares in oversold condition while there were no buyers. In particular, the matching volume was only at the end of 11/07 session, NVL stock stopped at 55,800 dong/share, marking the 3rd consecutive floor drop, the stock market price also lost nearly 32% in just 1 month.

Similarly, PDR also dropped all its range at the beginning of the session to 34,900 dong/share, marking the 13th consecutive losing session of this real estate stock.

PDR shareholders also fell into the situation of being “locked to the floor” when there were 9 million outstanding shares sold at the floor, but only 280,000 units were matched in the session. Compared to the price 1 month ago, the PDR market price has “evaporated” to 32% of its value.

Not getting rid of the “floor” situation, DIG also plummeted to only 15,450 VND/share. Although there were nearly 8 million shares on the floor with no buyers, the liquidity of DIG was still better than the above two codes with more than 2 million shares matched.

During the period of sublimation of real estate stocks, DIG was once known as a “super stock” with a hot increase of times, approaching the milestone of VND 100,000/share. However, currently, the DIG market price is back to where it started when it slid to the 2-year bottom. Compared to the old peak, DIG stock has lost nearly 85% of its value.

Shares of KBC – the representative of the real estate industry group also fell in full range, with a surplus of 5.5 million units sold at the floor during the session. The bright spot was that KBC’s liquidity still maintained nearly 6 million matched units in the session. KBC’s stock extended the series of consecutive declines since August. By the session 7/11, the market price stopped at 15,350 dong/share, equivalent to having lost more than half of its value after only 3 months.

In addition to the above representatives, many other real estate codes such as DXG, NLG, ITA, HDC, TCH, CEO, CKG… all simultaneously reduced in range, oversold by hundreds to millions of shares. The big pillars decreased slightly, for example, VHM dropped 1.3%, VIC dropped 1.7%,…

Many leaders are “call margin”

Along with the decline of real estate stocks, many company leaders have been continuously “calling margin” in recent times.

For example, PDR, Tan Viet Securities (TVSI) has just announced the sale of 750,000 shares of Mr. Nguyen Van Dat – Chairman of PDR from November 7, 2022.

At the same time, TVSI also announced the compulsory sale of 720,000 PDR shares owned by Phat Dat Holdings Co., Ltd. from November 7. This is an organization related to the Chairman, Mr. Dat.

Similar to DIG, the wave of “call margin” has also been calling the name of DIG leaders recently. Recently, Yuanta Securities Vietnam announced that it will sell off 2.13 million DIG shares owned by Mr. Nguyen Thien Tuan, Chairman of the Board of Directors of DIC Corp from November 7.

Along with the development, Mirae Asset Securities also announced that it will sell off 2.8 million DIG shares owned by Mr. Nguyen Thien Tuan from November 4. Before being called on margin by securities companies recently, Mr. Nguyen Thien Tuan was sold off his mortgage of more than 3 million DIG shares in 2 days of October 27 and 28.

Previously, leaders of real estate companies Hodeco (HDC) and LDG were also sold off their mortgages.

Difficulties surround real estate businesses

In the context of difficulties surrounding real estate businesses, the decline of this group of stocks is not too difficult to understand.

In fact, bonds are an important capital raising channel for real estate businesses. However, this capital mobilization channel has faced difficulties since the revised Decree 153/2020/ND-CP stipulates stricter standards on the issuance of corporate bonds. Therefore, capital flow into real estate business is difficult, projects are slow to implement, and the supply of new projects is scarce.

On the other hand, the State Bank also strictly controls credit, especially capital flows into real estate business activities. While the credit bottleneck has not been removed, the plans to issue shares to raise capital of many businesses have also been suspended or postponed, also putting pressure on the capital mobilization of real estate businesses. The above difficulties are having a significant impact on real estate businesses in general as well as real estate stocks in particular.
